Our services

Seven packages, one contract. We design, permit, build, fit out and hand over — and we make the joinery ourselves. Take one package or take all of them; what does not change is that there is one party answerable for the result.

How to read this page

Seven ways in, one way through

Most contractors list services because a list is expected. The reason this one matters is that the seven packages below are the seven places a project goes wrong, and they go wrong at the joins: the week the ceiling waits for a duct, the month a licence sits unissued, the veneer that was rejected and went to the back of somebody else’s queue.

So the seven are drawn here as one object rather than seven cards. Scroll and they separate, line up, and interlock. That is not decoration — it is the argument: you can buy any one of them, and the value of buying several from us is that nobody hands anything over.

  • DesignConcept to construction stage
  • PermitsBalady, via a licensed office
  • FireCivil Defence, before the licence
  • BuildCivil, structure, external works
  • InsideFit-out, MEP, joinery
  • Close-outT&C, as-builts, O&M, warranties

Seven packages

Each one is a complete scope with its own drawings, its own approvals and its own record set. None of them is a line item inside another.

  • Turnkey — all of it, under one contract
  • Design and build — one firm draws and builds
  • Civil construction — substructure and frame
  • Interior fit-out — inside the shell
  • MEP — mechanical, electrical, plumbing, fire
  • Early involvement — advice while it is cheap
  • Joinery — made in our own plant

One contract

Buy several packages and they stop being separate. One programme, one site team, one set of records, and no interface where a drawing is handed from the party that drew it to the party that must price it.

  • One programme, with the statutory gates in it as dated activities
  • One party answerable — a variation is a conversation rather than a claim
  • One record set at handover: as-builts, O&M, commissioning results and warranties together

In the order a building is actually made

The seven are not a menu, they are a sequence. Advice, then design, then permits, then structure, then services, then finishes, then the pieces people touch — and the joinery has to be ordered long before the room is ready for it.

  • Advice first: the only stage where changing your mind is free
  • Permits are a predecessor, not a formality: Civil Defence approval is a condition of the municipal licence
  • Long-lead items ordered against frozen packages, not against a finished design

Across the Kingdom

Offices, retail, food and beverage, hospitality, fitness, warehousing and industrial. The sectors differ in what the client values; the sequence above does not change.

  • Based in Riyadh, Ghirnatah District, working Kingdom-wide
  • The same gates everywhere: Balady, Civil Defence, staged inspection, occupancy
  • See the work on the projects page rather than taking our word for it

Each page below is the full scope: what is in it, how it runs in Saudi Arabia, what you get at the end, and what is not included.

Who carries what

The questions clients actually ask

The useful comparison between contractors is not a list of services. It is who carries each of these when it goes wrong.

Design Balady filing Civil Defence Build T&C records Joinery made in-house
Turnkey
Design & Build
Civil Construction
Interior Fit-Out

Early Involvement
Joinery

Early involvement is advice, not works: it maps the path through each of these and prices it, then either becomes a works contract or hands you a tested tender set.
